Farmhouse B&B Policies

Occupancy

In accordance with town code, the maximum guest occupancy is 6 at The Farmhouse Bed and Breakfast with a limit of 2 registered guests in each of the 3 guest rooms. Roll away beds or cribs are not available for children staying with their parents. There is a 2 night minimum, with 1 night stays only available with permission, subject to availability with a  $50.00 surcharge added to the regular room rate. Pets are not allowed.

Arrivals and Departures

Check in is at 3pm. Please call if you plan to arrive later than 3pm so an arrival time can be arranged. Check out is promptly by 11:00am. We can arrange transportation to and from the local LIRR stop in Mattituck or the Cutchogue Hampton Jitney bus stop.

Smoking is absolutely NOT permitted in the Farmhouse or in any of the outbuildings on our property. An additional $500.00 cleaning fee will be charged if you smoke in the home and you will be asked to leave, with no refund. Smoking is only allowed on the front porch. Please dispose of butts in the sand butt container.

The antique floors in our home are pine and can be damaged by high heels; please refrain from wearing them in our home.

Parking

Ample off the road parking is available on site in either of the two parking driveways. When exiting driveways please do not back out onto the main road.

Special Occasions

Are you celebrating a special occasion while staying at the Farmhouse Bed and Breakfast? Let us know if you would like a special cake, chocolates or flowers. For an additional fee we will have the items ready on arrival.

Dinner Reservations

We would be happy to make suggestions and arrange your dinner reservations at no additional charge. Please let us know when booking your room reservation with us and we will be happy to assist you or we can try to make reservations at the time of your arrival.

While you are visiting us, ask us what there is to see and do, we will be happy to share our local secrets with you.

Cancellations and Deposits

A deposit of one night’s stay per room booked is due at time of reservation with the balance due at check in.   A cancellation more than 2 weeks prior to arrival will be fully refunded less a $50.00 processing fee. A cancellation less than 2 weeks prior to arrival will forfeit the full deposit. In the unlikely event you decide to cut short your stay with us after check in, you are still liable for the full cost of your reservation.
